Deborah Ribis Zelepsky Independent Vote Administrator
Debbie has worked in the Association Management Industry for more than 30 years. She has experience as a manager for units in small communities, high rises and master planned communities. She understands all aspects of the homeowner association management industry from the perspective of a manager, homeowner, Board member and Developer.
Debbie graduated Cum Laude from the University of Wisconsin-Madison with bachelor degrees in Economics and Ibero-American Studies (1977). In 1981 Debbie began working in the Common Interest Community Real Estate Sector as a Budget Analyst and Finance Committee Group Facilitator.
Recognizing the complexities inherent in the voting procedures of the Common Interest Communities due to the fractional percentage method of voting, Debbie began working as an administrator, using computer software to facilitate the voting activity. Debbie created AMI to address the needs of both Associations and Management Company representatives in conducting their elections professionally and with integrity. Her desire is to provide quality service to the Associations for their election and voting needs, ultimately reducing the managers overall workload so that they can focus on the important management needs of their communities. Over the years Action Management, under Debbie’s leadership, has facilitated and overseen annual meetings for many communities in the Washington, Virginia, Maryland vicinity. In addition to the Vote Administration Business, Debbie is a Commercial Property Manager, overseeing a 48 unit property in Alexandria, Virginia.

Joel has recently joined AMI to head up the Business Revitalization and Executive Coaching services after serving as an Executive Officer for MOSAIC, a business communication & consulting company located in the Metro DC area.
Prior to joining MOSAIC, Joel has worked with owner managed firms as an executive consultant nationally for theJMZgroup, providing businesses with c-level mentoring, mergers, acquisitions, business revitalizing and succession planning to corporate, city, government and private sector clients. .
Prior to Joel’s consulting position he served as a Director at American Greetings Corp., a billion dollar Ohio based card manufacturer. He also has served on many committees and boards including the CEO Institute, NCBEA and The Sales Executive Committee. Joel has created and supervised hundreds of business plans in diverse industries including retail, distribution, manufacturing and services.
Joel earned his BFA from the University of Akron in 1980. He is a passionate advocate of giving back to the environment and community and is an explorer of nature.
